Terms and conditions
Last updated 1 September 2026.
These terms apply to your use of the Prosper Housing website, the deals we list, and the free tools we provide. By using this site you accept them. If anything here is unclear, contact us using the details in How to contact us.
1. What this service is
Prosper Housing ("we", "us") sources HMO conversion opportunities and lists them on this site, free to browse once you create an account. For each deal we offer two paths: a fully managed service (we negotiate, refurbish and let it) or self-managed (you take on that work yourself, at a lower cost). We also publish a set of free tools - a property investor calculator, an Article 4 checker, an LHA rate resolver, a sold-price lookup and a price growth tracker - built on real data we already source for our own use.
2. Accuracy of figures and data
Every figure on this site - purchase price, projected rent, yield, refurb estimate, stamp duty, and every number returned by our free tools - is an estimate, computed from the best data available to us at the time. We take real care over these calculations, and we correct errors when we find them, but we cannot guarantee that any figure is complete, current or free of error. Markets move, data sources are periodically revised, and a property's condition can differ from what a listing describes.
You are responsible for carrying out your own due diligence - independent valuation, survey, legal advice and verification of any figure - before making any investment decision or exchanging contracts on any property. Nothing on this site is a substitute for that.
3. Not financial, legal or tax advice
Nothing on this site constitutes financial, investment, legal or tax advice. We are not authorised or regulated by the Financial Conduct Authority, and no content here should be treated as a personal recommendation. Take independent professional advice before making any investment decision.
4. Free tools
Our free tools (the investor calculator, Article 4 checker, LHA rate resolver, sold-price lookup and price growth tracker) are provided for general information only, and each carries its own note on the page it appears on. Several draw on public sector data - HM Land Registry Price Paid Data, the UK House Price Index, and Article 4 direction data - licensed under the Open Government Licence, contains public sector information © Crown copyright and database right. Where a tool cannot find data for a postcode or area, it will tell you so rather than guess - that absence is not itself confirmation that nothing applies there.
5. Accounts
You need a free account to see full deal details. You're responsible for keeping your login details secure and for anything done through your account. Tell us straight away if you think someone else has access to it.
6. Acceptable use
Don't use this site to do anything unlawful, to scrape or systematically extract data beyond normal browsing, to interfere with how the site runs, or to misrepresent your identity. We may suspend or close an account that breaches this.
7. Limitation of liability
To the fullest extent the law allows, we exclude all warranties about the accuracy, completeness or fitness for purpose of the information on this site, and we are not liable for any loss arising from your reliance on it - including a decision to buy, sell, or not buy, any property. This does not exclude or limit any liability that cannot lawfully be excluded, such as for death or personal injury caused by our negligence, or for fraud.
8. Intellectual property
The site's design, text and software are our property or used under licence. Deal listings and third-party data (Land Registry, HPI, Article 4 boundaries) remain subject to their own source licences, referenced on the pages that use them.
9. Changes to these terms
If we make a material change to these terms, we'll update this page and change the date at the top. Continuing to use the site after a change means you accept the updated terms.
10. Governing law
These terms are governed by the law of England and Wales, whose courts have exclusive jurisdiction over any dispute arising from them.
